Flood Insurance for Mobile Homes — the NFIP Gotcha
The #1 misconception we hear: “My mobile home insurance covers everything.” It doesn’t cover flood. It never has, regardless of carrier.
NFIP and manufactured homes
The National Flood Insurance Program writes mobile and manufactured homes, but with two quirks. (1) The home must be anchored to resist flotation, collapse, and lateral movement. (2) Coverage is capped at $250,000 dwelling and $100,000 contents.
When private flood beats NFIP
Private flood markets (Neptune, Wright, Zurich, others) often beat NFIP on price for newer homes in lower-risk zones, and offer higher limits. They’ll usually look at the same elevation certificate the NFIP would.
Even if you’re not in a flood zone
More than 25% of flood claims come from outside FEMA’s mapped high-risk zones. Preferred Risk Policy (PRP) coverage runs as little as $400–$500/year. Cheap insurance for a real risk.
