Landlord insurance for mobile & manufactured homes
If you own a mobile or manufactured home and rent it out — to a tenant in a park, on your own land, or on land you lease — your homeowners policy won’t cover it. You need a landlord (rental dwelling) policy built for non-owner-occupied homes.
What landlords need
- Dwelling Property 3 (DP-3) for manufactured homes — the rental version of a homeowners policy. Replacement cost on the home itself, named perils or open perils depending on form.
- Loss of rents — pays the rent you would have collected if a covered loss makes the home unrentable.
- Landlord liability — separate liability from your personal homeowners; covers tenant slip-and-falls, dog bites, etc.
- Vacancy permit if the home will sit empty between tenants — most policies restrict coverage after 30–60 days vacant.
- Loss assessment if the home is in a park HOA.
How it’s different from owner-occupied
Carriers underwrite rentals differently — tenant turnover, lower owner oversight, and higher claim frequency all factor in. The good news: specialty markets like Foremost, American Modern, and Kin all have dedicated landlord forms for manufactured homes, and pricing is reasonable if the home is in good shape.
