Vacant & seasonal mobile home insurance
Most standard mobile home policies automatically restrict coverage after 30–60 days of vacancy. Vandalism, theft, water damage, and glass breakage are typically excluded — exactly the perils that hit vacant homes hardest.
When you need vacant coverage
- Snowbird home empty for 4+ months per year.
- Inherited home you haven’t moved into yet.
- Rental between tenants.
- Home being renovated.
- Home on the market for sale.
How vacant policies work
A vacancy permit endorsement keeps your existing policy in force during a defined gap (often 30–90 days). For longer vacancies, you switch to a vacant dwelling policy — usually written as a DP-1 or DP-3 with reduced perils and higher premiums.
Snowbird tip: ask about a seasonal endorsement instead of vacant — if the home is furnished, has utilities on, and is checked periodically, you often qualify for full coverage at standard rates.
