Older Mobile Home (Pre-1976) Insurance: Who Still Writes It

Informational only — not insurance, legal, or financial advice. Coverage, pricing, and carrier availability vary by state and individual circumstances. Always confirm details with a licensed agent. See our full disclaimer.

If your home was built before June 15, 1976, it’s a true “mobile home” — pre-HUD-code. Most carriers won’t touch it. A handful will.

Carriers known to write pre-1976

  • Foremost — the largest writer; will quote many pre-1976 homes if updated.
  • American Modern — niche market specialist.
  • Standard Casualty — Texas and surrounding states.
  • Lyndon Southern — selected southern states.
  • Various surplus-lines markets when standard markets decline.

What they’ll ask

Year and date of major system updates (roof, electrical, plumbing, HVAC), tie-down status, skirting, distance to fire protection, recent inspection reports, photos. The more system updates you can document, the better the rate.
